House Rules

We all hate the fine print, but please be aware of these policies.  If you have any questions, please reach out to us.

Guests and Visitors

The person booking the property must be one of the guests staying, unless you've notified us in advance.

The base rate includes up to two guests. There are additional fees for more than two guests. When making your reservation, book the total number of guests who will be staying overnight.

  • Exterior cameras detect and record entry to the property.
  • If more guests check-in than the number booked, we will ask for immediate payment for the additional guests.  If you refuse, your reservation will be cancelled and you will have to leave immediately.  If you don't, the police will be notified and you will be trespassed from the property.

You are welcome to have visitors; however, the total occupancy (booked guests and visitors) cannot exceed 11 people at any time. Visitors cannot stay overnight unless you pay additional guest fees.

Smoking, Vaping or Cannibus

Smoking, vaping, or use of THC products inside the house or garage is strictly prohibited. Cannibus and THC containing products are illegal in the State of Texas.

  • Smoking and vaping is permitted outside only and at least 20 feet away from any open door or window.  Please dispose of cigarette butts properly.
  • Damage including burn marks, residue, and stubs will result in additional fees.

THC has a distinct smell and often leaves behind an unpleasant odor. Residual odor, including cigarette smoke, in the home will result in a $150 fee and you will be charged the full cost of all future guest reservations that are canceled due to decontamination and odor removal services.

Parties, Events or Gatherings

Parties, gatherings, or events are strictly prohibited. You are welcome to have visitors; however, the total occupancy (booked guests and visitors) cannot exceed 11 people.

  • Exterior video/audio monitoring helps us verify if this rule is violated.

  • We will cancel your reservation and notify police if a party is detected.

  • Visitors cannot stay overnight unless you pay additional guest fees.

  • Please be respectful of our neighbors and limit outside noise after 10:00 p.m.

Pet Policy

Our pet policy complies with applicable federal and state laws.

  • You must disclose whether you are traveling with a pet, including a service animal.
  • Dangerous animals are strictly prohibited and animals other than dogs or cats must be preapproved.
  • Guests are responsible for any damage caused by their animal, including a service animal. There is a $25 fee per stay, and up to 2 pets under 50 lbs. are allowed.

When sharing your space with pets:

  • Guests are responsible for cleaning up after their pets. Convenience bags are on the entry table.

  • Pets are not permitted on furniture or beds.

  • Please clean wet or muddy paws before allowing your pet to enter.

  • Pet stain remover is located in the laundry room should your pet have an accident.

Allowing your pet on the furniture or failure to clean up after your pet (including the yard) will result in an additional $25 cleaning fee.

Security and Safety

Access to the property is through electronic door code that is changed after every stay.

  • The code will be active ten minutes before check-in time and deactivated fifteen minutes after check-out time.

  • At night, the front door light automatically turns on when you approach.

For your safety, please insure you lock all doors and windows when you are inside or leave the property.  Keep gates closed, and lock your car if parked outside.

Exterior cameras detect motion all around the property and will record all activity.

A fire extinguisher and first aid kit are located in the laundry room.

Do not disable or defeat any safety feature (for example, removing batteries from smoke detectors or propping open doors).

Booking Platform Policies

In addition to our house rules, you must comply with all policies of the platform that you booked your stay on.

Lawn Service

Lawn services occurs on a regular basis. We use contractors to complete this work. Contractors will enter the back yard through the gate.

The sprinkler system is set to turn on at 5:00 am. Mowing of the front lawn occurs on a bi-weekly basis sometime during the day.

Cancelling after Check-In

We don't anticipate any issues with your stay but sometimes things happen. When you arrive, we suggest you check things out to make sure everything is working and in acceptable condition.

If you find something isn't acceptable, contact us immediately so we can fix or remedy the problem.

If there is something that can't be fixed or corrected, we will give you a full refund. Just a heads-up though, we don't provide refunds post-stay or for issues raised after your stay so let us know immediately about any concerns.
